Acting as a Construction Manager allows Roche Incorporated to be an integral part of the consulting team that will guide the client through the design, costing, scheduling and construction phases of the project. This involvement can well expedite the schedule of the project and allows the client to have the construction company part of their team. The following are typically part of this service:
- Provide full-time supervision with office-equipped trailer
- Provide estimating, scheduling and project management
- Provide detailed cost accounting
- Provide weekly reports on our website outlining: construction activity, future
construction activity, inspections, items for approval and items pending
- Provide a project account on our website to view pictures of construction progress
- Prepare and submit shop drawings and submittals for construction components, i.e.
concrete, steel, windows, plumbing, electrical, HVAC, carpet, tile, doors, millwork
and paint
- Schedule weekly meetings with construction committee and design team
- Schedule weekly meetings with subcontractors to maintain the established schedule
- Request and complete final punch list from Owner and Architect to insure that all
parties are satisfied.
- Provide as-built drawings for mechanical and electrical systems
- Provide Owner's manual at completion of the project
Cost control is maintained through the establishment of a contracted price with each subcontractor through a Purchase Order system. This enables the company to monitor each project and its schedule of values with each invoice.
