Services and work begin in the preconstruction phase that includes various stages. A representative of Roche Incorporated attends design team meetings and typically performs the following:
- Reviews project scheduling and phasing
- Establishes a design development estimate
- Reviews design development drawings including meetings with design team and development of alternatives as required for materials, systems, etc. to meet established project budget
- Analyzes trade comments and design suggestions
- Provides value engineering comments
- Develops guaranteed maximum price based on construction documents
- Researches utility company requirements
- Assists in obtaining approvals from Planning and Zoning, Fire Marshal and Building Department
